Gramercy Development Companies is a Minnesota cooperative housing developer located in the Twin Cities.

Gramercy is a family brand, originally founded by Mike Conlan in the 1990s. Two of Mike’s children, Mick Conlan and Kathleen Conlan Joyce, restarted the Gramercy brand in 2018 with the mission of advancing the senior cooperative housing model and continuing the legacy of the work started by their father. Before his passing in 2004, Mike, Kathleen, and their team brought the Gramercy Park and Gramercy Club Cooperatives to a broad range of residents across Minnesota. Their success led to the rise of the cooperative model in Minnesota.
The state remains a nationwide leader.

After successful careers in real estate law (Mick) and design/construction management (Kathleen), the Conlan’s returned to their roots in cooperative housing to provide this unique model of senior housing which features ownership in a multifamily setting, democratic control, financial predictability,
and a sense of community for its residents.

The American Cooperative is the new cooperative brand offered by Gramercy and reflects the Gramercy team’s extensive history of developing properties that blend design and
function to offer residents a stunning and vibrant community.

 

Gramercy Principals

Mick Conlan, President

Mick formed Gramercy Development in 2018 and, later, The American Cooperative of Anoka. Mick is a real estate attorney and a licensed real estate broker in Minnesota. After serving two tours in Iraq as a Marine Officer in 2006 and 2007, Mick attended the University of St. Thomas School of Law in 2010. Mick began his legal career as in-house counsel at a real estate development company and assisted the principal in the redevelopment of a 20-acre mixed-use development in Duluth adjacent to the University of Minnesota. In addition to his responsibilities as in-house counsel, Mick participated in the management of 700 units of workforce housing across the state, as well as the development of student and multifamily housing in Duluth. In 2013, Mick began his own real estate practice and currently represents developers and property managers with various legal matters with the Conlan Law Firm.

 

Kathleen Conlan Joyce, Design and Construction

Kathleen oversaw the design, construction, and unit customizations for Gramercy Corp. during the 1990s and early 2000s, managing the build of hundreds of cooperative homes across the state. Kathleen assisted the development team in obtaining HUD-insured financing under the 213 limited equity cooperative program and several market-rate cooperatives for Gramercy projects across Minnesota. After her father’s passing in 2004, Kathleen left Gramercy Corp. and joined The Waters Senior Living, a Minnetonka based senior living developer of independent, assisted living, and memory care communities. During her 15-year tenure as Vice President of Design and Construction, Kathleen was charged with developing the Waters’ brand aesthetic, expressed through the design of each community. She oversaw the design and construction team for each of the 12 communities across Minnesota, Wisconsin, and Pennsylvania. Kathleen retired from The Waters Senior Living and became
a founder of Gramercy in 2018.
